This building, originally built in the 1920s on Biltmore Avenue, got a major overhaul that included restoring the shell of the building, adding new apartments at the upper level and restaurant, retail and office spaces on the lower two levels.

Before: The exterior and patio space of 27 Biltmore before renovation. This building housed Hannah Flanagan’s pub for many years before closing in 2014. A major part of our renovation work was restoring the shell of this building while maintaining the original 1920s charm.

The street-level tenant, Manicomio Pizza, asked us to develop the outdoor patio into a space for their patrons to enjoy al fresco dining. The owner wanted to “make it a place where people can bring their kids and pets or just come and chat with friends over a beer or coffee.” The large porch allows for seating overlooking the lower patio. The outdoor space also had to be cleverly designed to allow egress from the main building and the retail spaces tucked in below the street-level restaurant.

The upper level holds two apartments, each with two bedrooms, a full kitchen, and ample storage space. Each unit is less than 1,000 square feet, so the layout for each space was thoughtfully considered to make the apartments feel spacious and livable.
